Where Stash sources its data

Where the property, sales, rental, planning and risk data in Stash comes from, and how often it updates.

Updated 21 October 2026 4 min read

Stash brings property, sales, rental, planning and risk data together from government sources and trusted industry partners, then crunches it into the maps, heatmaps, statistics and reports you see in Stash. Here’s where each part comes from and how often it updates.

Over 25 years of property data experience

The team behind Stash has spent more than 25 years in Australian property data, building Pricefinder and other products under the Domain Group umbrella, and working with some of the biggest names in the industry. We’ve brought those lessons into Stash.

Our property data comes through Proptech Data, part of the same group. It combines and normalises data from a wide range of public and paid sources in every state, covering more than 13 million Australian properties, to give you a single national view of property.

Our data partners

We collect sales, rentals and listings directly from major industry players, including:

REIPREIP NexusValocityView Media Group

We also get data directly from real estate agents’ CRMs and from our real estate agent members, so new listings, sales and market activity often reach Stash sooner.

Stash AI also draws on OpenAI and Google to search, summarise and explain the data for you.

Where each type of data comes from

Data Source Updates
Property details Proptech Data, combining state and federal government sources Monthly or quarterly, depending on the state
Sales, rentals and listings Proptech Data, from real estate industry partners, agents’ CRMs, our real estate agent members and state government sources Daily, where available
Map layers, such as zoning and boundaries Built in-house by Stash, from every level of government Monthly or quarterly, depending on the state
Flood, bushfire, heritage and biodiversity overlays State governments and some local councils (see below) Usually quarterly
Development applications Local councils, collected nationally As councils publish them
Development projects (paid add-on) BCI Central Daily, where possible
Aerial imagery Google Maps, plus the MetroMap add-on Google every few years; MetroMap many times a year
Population ABS Census 2021 Each census
School ICSEA scores ACARA As ACARA publishes
Heatmaps, hotspots and suburb statistics Calculated by Stash from the data above As the underlying data updates

Maps and planning layers

We built the Stash mapping platform from scratch. Seeing property data on a map uncovers things a spreadsheet can’t, so we source spatial layers from every level of government and bring them into one place: zoning, minimum lot sizes, overlays, contours, easements and more. You’ll find them on every property page and as layers you can switch on in the map. See map layers and overlays.

Flood, bushfire, heritage and biodiversity coverage

Overlay Source
Flood State governments (all except the Northern Territory)
Bushfire State governments (all except the Northern Territory) and some local councils
Heritage State governments (all except the Northern Territory), plus local councils in Queensland
Biodiversity State governments, plus local councils in Queensland
Always confirm with council

Planning data in Stash is for research. Rules and overlays change, and councils don’t all publish updates at the same time. Before you buy, build or advise a client, confirm the current rules with the council or a town planner.

Development applications

Every one of Australia’s 537 councils publishes its own development applications, in its own way. Stash collects them nationally and keeps them as up to date as possible, so you can see what’s been lodged or approved nearby in one place. View recent development applications.

Development projects

The Development Projects add-on, from BCI Central, shows active developments in the area, aggregated from all councils, with richer detail on each project and its stage: concept, design and documentation, pre-construction or construction. Check development projects.

Aerial imagery

Stash uses Google Maps imagery by default. Google only updates it every few years, so we’ve teamed up with MetroMap as an optional paid add-on. MetroMap provides up-to-date aerials in most capital cities, updated many times a year, so you can watch developments come out of the ground. Turn on recent aerial imagery.

Owner names

Owner names aren’t included as standard. They’re available through a paid add-on from National Property Data or Pricefinder. See owner details.

What the metrics mean

For what each figure in Stash means, from days on market and rental yield to IQR and splitter blocks, and how to read the coloured pins on the map, see the Stash data dictionary.

Common questions

Why is a recent sale missing?

Sales can take a few weeks to settle and be reported. They appear in Stash once they’re reported.

Why is a property for sale missing?

It may be listed on a portal that Stash doesn’t receive listings from.

Why is the owner name blank?

Owner names need the National Property Data or Pricefinder add-on. See owner details.

Why can’t I find a suburb in the search list?

See A suburb isn’t showing in the search list.
