If a search in Search all properties (called Find Prospects for real estate agents) returns fewer properties than you expected, it’s usually because of how the filters work. Stash matches your filters exactly, so a small change can make a big difference.
Why you might see fewer results
Filters are exact and inclusive
Minimum and maximum values include the number you enter. Searching AREA (m²) from 600 to 800 returns blocks of 600 m² up to and including 800 m², but not a block of 805 m². If you’re near a cut-off, widen your range a little.
Properties with missing data are left out
When you filter on something, such as land area, bedrooms, street frontage, build year or number of lots, properties that don’t have that detail recorded aren’t included. For example, a bedroom filter skips properties where the number of bedrooms isn’t known. If you’re getting too few results, remove filters you don’t strictly need.
Zoning is specific
When you search a suburb, postcode or council, Property Zoning lists the exact zone names that council uses, and only those zones are matched. Neighbouring councils can use different names for similar zones, so check you’ve selected every zone that fits your strategy. When you search by map location, the list shows broader zone categories instead. See View zoning on the map.
Your search area may be smaller than you think
If Use current map location is on, Stash only searches the area showing on your map. Zoom out or turn it off and search by Suburb, Postcode or Council instead.
Some filters are limited by state
SPLITTER BLOCKS searching isn’t available in the ACT, NT or TAS. Some filters also depend on your plan.
Why you might see too many results
Each search returns up to a set number of properties (usually 5,000). If you hit this limit, Stash shows the message “You have reached the property search limit, please adjust your search parameters to get more precise results.” Narrow your area or add filters to see a complete list.
Start broad, then add one filter at a time. You’ll quickly see which filter is cutting out the properties you expected.
Still missing a property?
Our data covers more than 13 million Australian properties, but there can be gaps. If you can see a property elsewhere that Stash isn’t returning, email support@stashproperty.com.au with the address, the filters you used and a screenshot if you can. We’ll look into it.
