Team behind Pricefinder launches Patch, showing agents the listings hiding in their CRM, the properties missing from it, and letting them query their database with AI
Patch by Stash matches an agent’s database to every property in their suburbs, revealing coverage, likely sellers and the listings that got away.
BRISBANE, 1 November 2026: Australian property data company Stash, built by the team behind Pricefinder, today launched Patch by Stash. Patch is a database insights product for real estate agents: it connects to an agent’s CRM and matches every property in it to Stash’s data on more than 13 million Australian properties.
The result is a suburb-by-suburb view of an agent’s patch: how many properties they have in their database, how many sold in the last 12 months, the commission pool on the table, and which owners are most likely to sell next. Patch also tracks the listings agents missed, which agency won them, and which owners are opening their market updates.
Many prospecting tools tell agents about a likely seller too late. By the time a data trigger fires, the owner often already has an agent lined up. Patch is built for the harder part of the job: nurturing. It helps agents build trust with owners before they are thinking of selling, and deliver value when there is no commission in sight, so they have the right conversation with the right people at the right time. When those owners are ready to sell, they call the agent who stayed in touch.
Patch launches today in beta, with a 14-day free trial.
“Most agents know their listings market share. Very few know their property share: how many of the properties in their suburbs are actually in their database. You can’t sell a house you don’t know exists. Patch shows agents which properties they have, and which owners they’ve never spoken to.”

Co-Founder, Stash Property

Your next listing is already in your database
Most agents hold thousands of contacts in their CRM, from past vendors and buyers to appraisals that didn’t list. But a CRM stores contacts, not context. Patch adds that context to every property:
- Suburb coverage: the agent’s share of every property in each suburb, with median price, 12-month turnover and the commission pool.
- Find the rest: a one-click prospect list of the properties not yet in the agent’s database.
- Tenure and tenancy: how long each owner has held, and whether the property is owner-occupied or rented.
- Just listed alerts: a notification when a property in the database comes on the market, even with another agency.
- Missed listings: which agency and agent won each listing that got away, and the estimated commission.
- Smart CRM: plain-English search across the database, such as “character homes in Norman Park held for 7+ years”.
“It’s no secret that agents are missing out on millions in commission from relationships they’ve already built. Patch by Stash helps them uncover it. It shows agents exactly how much of their patch they have, who to call first and which listings walked out the door.”

Turn your CRM into a Smart CRM
With Patch, agents can ask their database anything in plain English, such as “owner-occupied homes in Camp Hill bought before 2010” or “properties in my CRM owned for more than 30 years on 800m²”, and get a list ready to call or mail.
Client privacy is built in. Agents’ personal client information, such as names, phone numbers and email addresses, is not sent to Stash or to AI models. Patch matches each property in the CRM to Stash’s AI-analysed property data, and the search runs on that property data, so contact details stay in the agent’s CRM.

Ask your database anything. No filters to learn: type it the way you would say it to your PA.
See the commission that walked out the door
Every agent loses listings from their own database. Most never find out how many, or to whom. Patch watches every property in an agent’s CRM and flags it the moment it lists with another agency, with the price, any price changes and the estimated commission.
Over time, Patch shows which agencies and agents are winning the listings in the database, how many they took and the commission that went with them. In the example below, 97 properties from one agent’s database listed with other agencies over the last 360 days, worth an estimated $2.89 million in commission at a 2% rate. Seventeen are still on the market, and nine have been listed for 60+ days, where the agency agreement may be ending.
Missed listings aren’t always lost. Patch nudges the agent when a campaign stalls, the price drops or an agency agreement is likely to be ending, so they can reconnect with the owner.

“Agents don’t need another prospecting tool. This job belongs in their CRM. That’s why we built Patch API-first. Our APIs are ready to connect to the CRMs agencies already use, so the insight shows up where agents work, not in yet another login.”

Note to CRM providers
Patch runs on property addresses, not contacts, synced from the CRM to Stash. Its APIs let you query that data in natural language, pre-matched with hundreds of property flags and live property data. The APIs can be exposed inside your CRM, so agents can query properties directly using the CRM’s own property ID. To talk about an integration, contact Lee Russell, Co-Founder, Stash Property, at lee@stashproperty.com.au.
Notes to editors
- Interviews, a product walkthrough and high-resolution images are available on request.
- Product screenshots use sample data and fictional addresses.
- Commission pool figures are estimates: sales in the last 12 months at the suburb median price and a 2.5% commission rate.
